Conditions, Policies, and Procedures for Short-Term Occupancy
DEPOSIT AND CANCELLATION POLICY A deposit of 50% of the total monies due is required at the time of booking by Visa or MasterCard card. This includes 50% of the room nights & taxes; the total Guest Services Fee and Travel Insurance, if purchased. Final payment is due 60 days prior to arrival. If booked within 60 days of arrival, the total is due, in full, at the time of booking. In the event of a cancellation, a refund of the monies paid, less 10% of the total lodging expense will be made if All Aspen Snowmass Reservations is notified more than 60 days prior to arrival. Should notification be made less than 60 days prior to arrival, the entire amount paid will be subject to forfeiture unless the property is re-rented for the entire period of the original booking. If the property is fully re-rented a refund will be made less the cancellation charge of 10% of the total lodging expense. All Guest Service Fees are non-refundable. FAILURE to pay balances on the stated due date will result in the automatic cancellation of the reservation, subject to the cancellation policies. Holiday bookings are due October 1st.
CHECK-IN/CHECK-OUT TIMES: Check-in 4:00 p.m. Check-out 9:00a.m. We ask that exceptions not be requested as these times allow the necessary time to professionally clean your unit. Charges will be incurred should you stay beyond this time.
RATES: Rates and taxes are subject to change without notice. Taxes and service fees are not included in nightly rate. Minimum night stays may be required.
PAYMENT OF NIGHTS RESERVED: The guest is responsible for the payment of all nights reserved regardless of the guest's actual arrival or departure.
DAMAGES: Guest shall lease rental property in good working order. Guest is liable for any damages to the premises, including all household inventory and furnishings, which occur during the guest's stay. A credit card and signed check-in agreement will be required prior to arrival as a security deposit for the property. Additional security deposits will be returned 60 days after departure. Any charges will incur a 25% surcharge.
CONDOMINIUM DISCLOSURE: It is expressly understood and agreed that the Owner of the property and/or Agent shall not be liable for damages or injury to the guest, invitees of the guest, of guest's property for whatever cause arising from the occupancy of said property by the guest.
ENTRY OF PREMISES: Authorized repairmen or employees may enter the premises as necessary, for the purpose of repair, improvement, housekeeping and management of the property. The condominium or home you have rented may be listed for sale. There is the possibility that you will be contacted to request a convenient time for a showing.
PETS: Pets are not allowed in any home or condominium.
HOUSEKEEPING: Included services differ between each property, but normally a mid-week service is included for a 7 night stay. Additional services can be requested at the rate $35.00 per hour. Please call 24hr. in advance to arrange. Stays of less than 5 nights may be subject to a departure housekeeping fee. Down Valley properties do not include housekeeping services.
LONG DISTANCE PHONE CALLS: All rental properties are equipped with a private telephone that has a long distance lock-out system which is accessed by credit card or phone card. Any long distance calls or damages to the property will be billed to the guest at cost plus a 25% surcharge.
