Conditions, Policies, and Procedures for Short-Term Occupancy
CANCELLATION POLICY: If you cancel your reservation MORE than forty-five (45) days prior to your expected arrival date, 90% of your advance payment will be refunded. If you cancel WITHIN forty-five (45) days and we are able to re-rent the unit for the entire time of your original reservation, 90% of your advance payment will be refunded. The total amount of your advance payment will be retained if you cancel WITHIN (45) days and we are unable to re-rent the unit. A determination as to whether a canceled unit was re-rented will be made only after your original departure date, and only by our general manager, whose decision is final and binding. Refunds will generally be made within thirty (30) days after your intended departure.
RATES: Rates are subject to change without notice.
EARLY DEPARTURE: The guest is responsible for payment of all nights reserved regardless of the guests’ actual arrival or departure.
CHECK-IN/CHECK-OUT: Check-in is 4:00p.m. and checkout is 10:00a.m. Please do not ask us to make exceptions since these times allow our housekeeping staff to professionally clean your unit. We would be disappointed, as certainly would you if your vacation started in a less than clean unit. Please come by our office in Building 421, Suite G at the Airport Business Center (directly across Highway 82 from the Airport terminal) to pick up your keys and maps. Our office hours during the ski season are 8:00a.m. to 6:00 p.m., Mon. through Sat. and 9:00a.m. to 5:00p.m. on Sunday. For parties arriving after office hours, please check the office door for an arrival packet. Please note that if you schedule your arrival before our check-in time or your departure after our checkout time, you will need to make arrangements to pre-check or store your luggage. We do not have facilities to store your luggage.

UNIT ASSIGNMENT: We are a rental agent for condominiums and private homes. The nature of this relationship is that we cannot completely control the use of the accommodation we manage. Although problems are rarely encountered, we must reserve the right to change accommodations up to and including the day of arrival.
ENTRY OF PREMISES: An authorized employee or repairman may enter the premises during customary business hours for any purpose connected with the repair, improvement, care, and management of the premises. The condominium or home you occupy may be listed for sale. If so, there is a possibility real estate showings may occur, we will endeavor to make any necessary intrusions as convenient as possible.
NO SNOW POLICY: If more than 50% of the lifts operated by the Aspen Skiing Company on all four of their mountains are not operating within 48 hours of scheduled arrival, cancellations will be accepted and refunded in full less a cancellation charge of $20.00 per person per week.
LONG DISTANCE PHONE CALLS: Tenant shall not charge any long-distance phone calls to the telephone in the premises. Renter may, of course, charge such calls to a phone credit card or home phone number. McCartney Property Mgmt., Inc. will charge the tenant the actual cost of any phone calls charged to the unit plus tax and a $ 10.00 service charge.
DAMAGES: Tenant is liable for any damages to the premises and to furnishings, equipment and household items therein which occur during the renter's occupancy, excluding normal wear and tear. A 10% service charge will be added to any damages billed.
LIABILITY: We are not responsible for expensive jewelry, furs or large amounts of cash left in the units.
