Nightly rates are based on 2 people per bedroom. Children 12 and under are free. Extra person charge is $20/person per night. Rates do not include tax of 12.3%. Properties have a 2-night minimum during the summer with the following Exceptions Labor Day weekend has a 3-night minimum, 8/28-9/2, 2008. Cancellations received at least 30 days prior to arrival will receive a refund less a $50 handling fee
